Pricing/Costings

Often the first question when building a house is “How much will it cost” Many people in the industry and many of the building  magazines will give you a general base on a m2 price.  

 So if the house is 150m2 and the cost is £1500 per m2 the total build cost would be in the region of £225,000. This can change depending on the specification of your house, site location, foundations and materials being used. 


Traditionally you do not get a true cost of your build until the tender process at stage 5 as outlined below. At this stage you have already spent and  committed a large amount of your hard earned money. 

1) buying the land, 
2) Designing your home with the architect and producing all the drawings.
3) Engineers drawings 
3) Gaining planning and planning  process
4) Gaining building warrant.
5) Tender process 

What we can do for you is price your house during and after stage 2 taking the reducing the uncertainty at an earlier stage.  The process is completely transparent and we can give you a full breakdown of materials, labour and a total cost taking into account all the known site information. We can work with the architect to come up with a design that is what you want but also within your budget. This often involves the design and pricing process bouncing back and forth a  few times until you get what you want.

We have built a reputation for doing this with our clients and architects and it works well for all parties involved. 


We charge £500 for this service which is a small price to pay to put your mind at ease.  Additional services can also be offered i.e site visits  and these are charged at an additional cost.
